The price depends on more than the number of parking spaces. The existing pavement, amount of crack filling or removal, layout details, access, surface preparation, and included cleanup can all change the work involved. Two quotes are only comparable when they describe the same scope.
The layout changes the amount of work
A basic parking lot striping job may involve existing lines that are easy to follow. A different job may include restriping, new parking spaces, fire lane marking, ADA compliance markings, arrows, curbs, or other pavement markings. Each added marking affects the time, materials, and layout work.
Existing layout removal can also affect the quote. If old markings need to be removed or covered before new lines are applied, that should appear clearly in the scope. Otherwise, one contractor may be pricing a fresh layout while another is pricing removal and replacement.
Surface condition affects preparation
Striping over a clean, sound surface is different from striping over pavement with cracks, failed areas, dirt, or buildup. Crack filling and repair may be needed before marking work can begin, and the amount of preparation depends on the actual condition of the lot.
Power washing, soft washing, or dumpster pad cleaning may also be included in one quote and left out of another. A quote with more preparation is not necessarily higher for the same work; it may simply include work that helps the markings go onto a cleaner surface.
Access and site conditions matter
The time required can change when vehicles, equipment, deliveries, or tenants limit access to the work area. A contractor may need to work in sections or return to areas that could not be reached during the first visit. Ask whether the quote assumes a clear work area and who is responsible for keeping it available.
Warehouse floor striping has its own access concerns because equipment, stored materials, and active work areas can affect the layout and sequence. The same principle applies outdoors when a lot must remain partly open during the work.
Compare the scope, not just the total
Put the important details side by side: markings included, existing layout removal, crack filling or repair, cleaning, preparation, and cleanup. Also check whether the quote covers parking lot striping, fire lane marking, ADA compliance work, or restriping as separate items.
Ask what the contractor found, what was assumed, and what would require a change to the scope. When the answers are written down, a lower quote is easier to evaluate. It may be a better fit, or it may leave out work that another quote includes.
